- Telephone coverage and showing services seven days per week
24/7 Telephone Coverage: We provide phone coverage 24 hours per day, seven days per week for emergency repair calls.
Full Tenant Screening: We screen all lease applicants.

- Rental and/or Mortgage History
- Criminal History
New Tenant Orientation: We meet with every new tenant in our office for 45 minutes to one hour to review their lease and associated conditions of their tenancy, and to introduce them to our internal processes and procedures as they relate to our relationship over the course of their lease term. Then one of our agents meets the new tenant at your rental property for a walk-through, making sure they are aware of and understand the attributes and care requirements of their new home. The condition of your rental property is photo documented just before this walk-through with the tenant.
Tenant Satisfaction Surveys: We contact new tenants 30 days after they have moved into one of the rental homes we manage to make sure they are comfortable in their new home and to make certain that we have taken care of any potential loose ends following their move-in. We also take this opportunity to ask them a few questions about our application, Lease orientation and move-in processes in an effort to understand how we might improve upon the first impressions we make with our new tenants.
Turn-Key Repair Services: We maintain a list of approved vendors who are available around the clock as needed. We are very selective when choosing our vendors, making sure you always receive quality service at competitive prices. Of course, we will be happy to use your vendor of choice where applicable, and we will coordinate any warranty work or home protection plan claims for your rental property. We will also handle the administration of insurance claims.
Periodic Property Reviews: During any tenant’s residency, we are in your home a minimum of three times during the first year and a minimum of one time per year thereafter. Each visit includes extensive photo documentation and a written assessment relative to the condition of your home.
Collection of Monthly Rents: We proactively collect monthly rents.

Lease Renewals: We begin the renewal process approximately 90 days prior to the lease expiration date. The process includes a pre-renewal property review, competitive market analysis (CMA), and evaluation of payment and maintenance history to determine if we should offer a renewal of the lease and at what rate. If renewal is questionable for any reason, we will discuss it with you prior to taking any action.
Tenant Move-Outs: We coordinate each tenant move-out, perform a move-out review of the property, reconcile the tenant’s security deposit, document and recommend repairs and improvements to make the property ready for a new tenant, coordinate the full make-ready with the vendor(s) of choice, and perform a final review of the work performed.
